Welcome to FreePropList! These Terms and Conditions ("Terms") govern your access to and use of our website, platform, and services (collectively, the "Services"). FreePropList does not own, buy, or sell properties directly but serves as a marketplace to facilitate these interactions.

2. Eligibility

By using FreePropList, you represent and warrant that:

  • You are at least 18 years old.
  • You have the legal authority to enter into these Terms and form a binding contract.
  • You will use the platform in compliance with applicable laws and regulations.
  • You are not barred from using our Services under any applicable law.

3. User Responsibilities

When using FreePropList, you agree to:

  • Provide accurate, current, and complete information during registration and while listing properties.
  • Maintain the confidentiality of your account credentials and notify us immediately of unauthorized access.
  • Use the Services for lawful purposes only and avoid violating any applicable laws or regulations.
  • Avoid posting false, misleading, or fraudulent property details.
  • Refrain from uploading malicious code, spamming, or unauthorized data scraping activities.
  • Avoid any action that may disrupt or damage the platform’s operation or integrity.

4. Platform Usage a. For Home Buyers and Sellers:

  • FreePropList provides tools for viewing, listing, and inquiring about properties.
  • Property information is submitted by users, and while FreePropList strives for accuracy, it does not guarantee the correctness of any listings or data.
  • It is your responsibility to verify property details and engage professionals (e.g., real estate agents, legal advisors) as necessary.

b. For Real Estate Professionals:

  • You may use FreePropList’s CRM tools and marketing features to enhance your business operations.
  • Your activities must adhere to ethical standards and all applicable laws, including advertising and consumer protection regulations.

5. Transparency, RERA Compliance & User Liability

FreePropList is committed to fostering a transparent real estate ecosystem. However, users are solely responsible for:

  • Verifying property details before entering into transactions.
  • Ensuring compliance with local real estate laws and regulations, including RERA.
  • Providing a valid RERA Registration Number where applicable for both the property and the agent/broker.
  • FreePropList does not verify RERA details or any legal compliance of listings. Any false, misleading, or missing RERA information is the sole liability of the user.
  • Resolving disputes directly with other users involved in the transaction.
  • FreePropList acts only as a listing platform and does not facilitate, mediate, or oversee any financial transactions. Users assume full liability for any transaction, contract, or agreement entered into through the platform.

6. Fees and Payments

Certain features or services provided by FreePropList may require payment. If applicable:

  • Fees will be clearly disclosed prior to use.
  • Payments must be made using approved payment methods.
  • Payments are non-refundable, except as explicitly stated in these Terms or as required by law.
  • FreePropList reserves the right to modify fees or introduce new charges with prior notice.

7. Intellectual Property

FreePropList’s website, platform, and content (including but not limited to text, graphics, logos, and software) are owned by or licensed to FreePropList. Users are granted a limited, non-exclusive, non-transferable license to use the Services for personal or professional purposes as permitted by these Terms.
You agree not to:

11. Termination

FreePropList reserves the right to suspend or terminate your account at its sole discretion if:

  • You violate these Terms.
  • You engage in fraudulent, illegal, or unethical activities.
  • Termination does not relieve you of any obligations incurred prior to termination, including payment obligations.

13. Governing Law and Dispute Resolution
